Facilities: New/Remodeled
Building or rebuilding a facility may be fraught with environmental complications. Even installing one piece of equipment may ripple through your permits and documents in ways that cannot be foreseen. Virtually any capital improvement project you undertake needs to have an environmental component. Environmental costs need to be incorporated in any request for capital expenditures. Permits need to be obtained and modified. You should have an experienced environmental professional as a part of your architectural/engineering/design/build team.
When you are looking at a whole facility either to build or rebuild there are even more fundamental questions. Can it even be done? Is the land suitable for the proposed development? Will we lose our grandfathering? The questions are multiple and the answers can get complex. Plans need to be reviewed and perhaps modified. Sometimes a simple design change can is all it takes to make permitting possible.
Speaking of designs, in addition to permits, operating requirements should be incorporated in any design. What is an expensive retrofit to comply with regulation may be an easy change during design/construction. Any facility that uses hazardous materials in any form and quantity should have designs reviewed from an environmental viewpoint.
